Lending Criteria
FICO: 700 minimum soft credit assessment.
Loan Amount: $200,000 to $1.5 million (amounts outside this range considered).
Loan Term: 12, 18, or 24 months.
Payment Type: Interest-only with a balloon payment at maturity (no interest on undrawn funds).
Loan-to-Cost: Up to 85%.
Loan-to-After Construction Value: 65%.
Closing Timeline: 2-3 weeks.
Additional Guidelines
Experience: At least 4 new builds required; GC’ing or complex flips may count.
Eligible Properties: Single-family, townhomes, ADUs, and 2-4 units (5-20 units considered).
Eligible States: Nationwide, except ND, NV, SD, VT, and WV.
Borrower: Loans are made to entities, and a personal guarantee is customary.
Draws: Materials, labor, demolition, and soft costs reimbursable. Draw requests take 3-4 business days with a virtual inspection.
